Form TR1 transfers the whole of a registered property, or several titles, in England and Wales, for example on a sale or a gift. Open the official form from GOV.UK in BunnyDoc's free Sign PDF tool straight from this page, type your details into its fillable fields and download it to print and sign by hand in front of a witness. Everything happens in your browser, so the file never leaves your device.

How to fill in Form TR1

  1. Title number and property (panels 1 and 2)

Enter the title number or numbers and a short description of the property, usually the postal address with postcode from the register.

  2. Leave the date for completion (panel 3)

Enter the date only after the transfer has been signed. It is the day of completion.

  3. Transferor, transferee and address (panels 4 to 6)

List everyone transferring the property, matching the registered owners, then the new owners (up to four) and an address for each new owner.

  4. Consideration and title guarantee (panels 7 to 9)

Leave the transfer statement as it is. Enter the price paid or tick the gift box, and choose full or limited title guarantee.

  5. Declaration of trust and extra provisions (panels 10 and 11)

If there is more than one new owner, say whether they hold as joint tenants or tenants in common. Add any covenants in panel 11.

  6. Sign as a deed and apply to register (panel 12)

All transferors sign in front of a witness, and new owners sign too if panel 10 or 11 is filled in. Send the TR1 with form AP1, the fee and any SDLT certificate to HM Land Registry; non-conveyancers also send ID forms ID3 or ID4.

What you need before you start

  • The title number, from the register of title.
  • Full names of all current and new owners.
  • The price or a note that it is a gift.
  • Form AP1, proof of identity, the fee and any Stamp Duty Land Tax certificate. See GOV.UK guidance on completing TR1.

Can I sign a TR1 electronically?

Only through a conveyancer. Practice Guide 82 allows conveyancer-certified electronic signatures on transfers, where the conveyancer runs the signing platform, each signer uses a one-time passcode and signs in the physical presence of a witness. Simple electronic signatures are not accepted for transfers. If you are not using a conveyancer, print the TR1 and sign it by hand.

Common mistakes

  • Dating the TR1 before it is signed.
  • A party to the transfer witnessing another party's signature.
  • Names in panel 4 that do not match the register, without evidence such as a marriage certificate.
  • Leaving panel 10 blank for joint buyers without understanding the default restriction.
  • Using TR1 for part of a title. Use TP1 instead.

Form TR1: frequently asked questions

Do I need a solicitor for a TR1?

No. GOV.UK says you do not have to use a solicitor or other legal adviser, though HM Land Registry cannot give legal advice and a lender may require one.

Who needs to witness a TR1?

An independent adult, preferably someone who knows you. One party to the transfer cannot witness another party's signature.

What is the HM Land Registry fee?

It depends on the value. For example, a transfer worth up to £80,000 costs £45 by post or £20 through the portal (Scale 1). Check the current fees on GOV.UK.

Can I sign a TR1 electronically?

Only with a conveyancer, using a conveyancer-certified electronic signature under Practice Guide 82.
